LGI Mortgage Solutions will cover the cost of your lender, primary appraisal, and processing fees when you refinance your home loan with use in the future.*

Basic Eligibility:  Subject to the conditions and contact requirements outlined below, the Guarantee applies to the refinancing of an outstanding loan in which LGI Mortgage Solutions acted as your broker.  The Guarantee will apply to a new refinance loan for the same borrower and property address listed in this LGI Mortgage Solutions Lifetime Guarantee Certificate listed above.  The Guarantee is not available for other properties or if the borrower did not receive an LGI Mortgage Solutions Lifetime Guarantee Certificate.

Future Loans Not Covered by the Guarantee:  The Guarantee is non-transferable and does not apply to future loans obtained to purchase a new property, new loans that result in the creation of a separate lien on the current property (i.e., a “home equity loan” or “home equity line of credit”), renovation loans, bond loan programs, and down payment assistance programs. The Guarantee also is not available for new loans applied for through third parties (e.g., LendingTree) or that were originated by any third-party, lender, or broker other than LGI Mortgage Solutions.  The Guarantee may only be used by applying directly with LGI Mortgage Solutions.

Other Terms and Conditions:  This Guarantee may not be redeemed within 12 calendar months of the Date Issued. The ability to redeem the Guarantee in part or in whole also is subject to future changes in Federal or state law, or investor or guarantor restrictions on refinancing the existing loan. LGI Mortgage Solutions cannot guarantee that the borrower will be approved for a future loan, the interest rate for a future loan, or the future appraised value of the home. The borrower’s ability to qualify for a future loan will be subject to the loan program terms and conditions available at that time.

Guarantee Scope:  For future loans meeting the above requirements and that are successfully closed, LGI Mortgage Solutions will reimburse the borrower at settlement for (a) any fees directly payable to a third-party lender, excluding discount fees, and (b) any appraisal fees relating to the refinance transaction (except second appraisal fees, re-inspection fees, or appraisal re-certification fees).  LGI Mortgage Solutions will also waive any processing or other fees that LGI Mortgage Solutions would ordinarily charge.  LGI Mortgage Solutions will not reimburse the borrower for any other LGI Mortgage Solutions or third-party fees charged in connection with the refinance transaction.
